There are two quotes which reveal that the pamphlet is dated 1921. One states 5 years until the bridge is done which was finished in 1926, another lots which were sold in 1919 that were sold in 1921 brought a profit.
What further narrows it to 1921 is that the many "Barlow Built Bungalows" were built in 1922 and 1923.
There are some newspaper ads which call Maple Heights "Beautiful Maple Heights" and probably even fewer say other tracts as "Beautiful Orchard Heights" and "Beautiful Maple Terrace," both ads I have are from 1913.

It is building lots for sale.
The unsold lots were afterward developed by C. Fred Vogdes as Poplar Grove. The subdivision is near the Maple Shade water tower on Rt. 73. The land was previously owned by Charles C. Haines.
